Level 5 is the highest finish grade defined by the Gypsum Association GA-214 standard β a continuous skim coat of joint compound across the entire wall surface, sanded mirror-smooth. It's required wherever paint sheen, sidelight from windows, or modern minimalist design will expose every joint and screw line. Most Longview production builders do not offer Level 5; we built our reputation on it.
When You Actually Need Level 5

How We Apply Level 5
- βΊ1. Substrate prep β walls must already be at Level 4 (three-coat mud, sanded). We will not Level 5 over a sub-Level-4 surface.
- βΊ2. Spray application β we spray a thinned topping compound across the full wall area using an airless rig.
- βΊ3. Squeegee or knife pull β immediately after spraying, we pull the surface flat with a 24" or 36" knife, leaving a uniform thin skim.
- βΊ4. Sand β full-wall pole sanding with 220 grit on a vacuum sander to capture dust.
- βΊ5. Inspection light β we shine a 500-watt halogen at grazing angle across every wall and mark any imperfection for spot recoat.
- βΊ6. Spot recoat and sand β until the raking-light pass shows zero imperfections.
- βΊ7. Primer-sealer β full prime coat to lock the skim and equalize absorption before paint.
Level 5 Cost in the Longview Market
Level 5 typically adds $1.25 to $2.50 per square foot of wall surface over a standard Level 4 install β roughly 30% to 50% more labor. On a whole-home install, that's a $3,000 β $7,000 upgrade. Critical-Light Walls β The Honest Conversation
Even a perfect Level 5 will show some texture under direct raking sun. The physics don't allow a perfectly planar painted wall β drywall flexes between studs, joints move with seasonal humidity, and primer-paint film builds unevenly. What Level 5 buys you is the absence of visible joint and screw lines. For the absolute flattest possible interior wall, the answer is plaster veneer over blueboard, which we sub to a specialty plasterer when a homeowner truly requires it.
